HVAC condensate in tight envelopes

Many East Bay houses tightened the living space while the mechanical system still makes gallons of condensate on sticky afternoons. When water does not leave cleanly: secondary pans stain ceilings or overflow toward the crawl hatch; primary lines back up into the air handler; lines that once drained to daylight now terminate where a closed crawl holds the water.

A competent assessment looks at both the crawl climate and the condensate path. Encapsulation or a dehumidifier alone will disappoint if the AC is still dumping water into the same bay every July.
